KNOWING HOW MUCH YOU CAN AFFORD

This is a critical first step, and goes beyond what a lender may say you "qualify for".  While it is important to know what your maximum ceiling is, it is also important to have a frank discussion about what monthly cash flow you are comfortable with relative to what kind of lifestyle makes you happy. I always counsel my clients, especially first time Buyers, to make sure that you have a "buffer" left over for not just a rainy day fund, but also for items such as child care and education, property maintenance and emergency repairs, and for fun things such as vacations, shopping and personal recreation. I will assist you with your personal goals so that you may achieve all of them without any unpleasant surprises.

GETTING TO THE BEST BUY FIRST

Hawaii's markets have always been competitive, as we live in an Island state with much demand and International appeal, with a finite supply of inventory. This simple "Supply and Demand" economic equation sets the tone for our consistently high values. I will get you to the best buy first, as: 1) I have studied the market Islandwide on a daily basis for over 30 years and know when I see a good value in any neighborhood; and 2) I will set up an automatic link for you to our Multiple Listing Database to ensure that you will get to the best buys first.

NEGOTIATING AND PUTTING IN THE BEST OFFER

In addition to this mechanical expertise, Real estate is contract law, which is my forte. I know the Purchase Contract inside and out and am able to draft it sensibly and correctly. In addition to the mechanical expertise, I fully understand and appreciate the human side to the equation, which is to develop a relationship with the Listing Realtor, many of whom I have already worked with in my career, and to make sure that I reach out to them to understand the property and their Seller's expectations, and to also make sure that they understand ours and our market evaluation of their property. I don't just electronically send out offers on behalf of my clients. I make sure that there is a personal touch, and I make sure that our Offers are backed by solid market research and expertise.

THE WINNING BID - CONFIRMING THE INTEGRITY OF THE HOME

Once our Offer is accepted, the real work begins. Every Buyer has an inspection review period to confirm the mechanical integrity of the property, and the financial health of any Association of which it may be a part. I will assist with providing names of home and other specific inspectors (pool, pest, A/C, etc) and licensed contractors (roofers, electricians, plumbers, etc.) when necessary to review the property and all of its components. I will make sure that our inspectors have the Seller's Real Property Disclosure Statement so they understand the history of the home they are inspecting. I will also coordinate with our Escrow Officer to order Title Reports, Association and Condominium documents if applicable, and all noted Title documents for our further review.

WORKING WITH YOUR LENDER

I will make sure that your Lender is in timely receipt of all documents necessary to fund your loan. I will also work with your Lender to make sure that we are on top of submitting and securing your homeowner's insurance and that there are no issues that may stand in the way (such as requirements involving electrical or other systems).

COORDINATING TIME LINES, DUE DATES AND COMMUNICATIONS

There are a lot of moving parts and people to coordinate with while transacting an Escrow.  There are numerous contingencies that act like traffic lights within a transaction, and I will make sure to be on top of this for us throughout the process and the paperwork. A good Realtor knows how to move things along by coordinating efforts between the Buyer and Seller, the Buyer's Lender and experts, and Escrow. You will be well-advised and well-informed every step of the way.
